What's in a DIY Kit
Most consumer epoxy kits contain a water-based or low-solids epoxy at 2–4 mils film thickness, a small bag of flakes, a clear topcoat, and an acid-etch concrete cleaner. Total cured film thickness is roughly 4–8 mils — about a quarter of a professional system.
The thin film build and water-based chemistry are why DIY floors typically last 1–3 years before peeling, chipping, or showing hot tire pickup.
What a Professional System Includes
Our professional installs use 100% solids epoxy at 12–16 mils per coat, broadcast flakes to refusal, and a polyaspartic topcoat at 4–6 mils. Total cured film thickness is 25–40 mils — 4–8 times thicker than a DIY kit.
Even more important: surface prep. We diamond-grind the concrete with planetary grinders and HEPA vacuums. DIY kits use acid etching, which is dramatically less effective at creating the surface profile epoxy needs to bond.
Real Total Cost of DIY
A DIY epoxy kit for a 2-car garage costs $200–$400 in materials. Add a rented angle grinder with diamond cup ($150 for 2 days), a HEPA vacuum rental ($100), a sprayer or quality rollers ($75), tarps and tape ($50), and 16–24 hours of your own labor. Real total: $600–$900 plus a weekend of brutal physical work.
A professional 2-car install runs $1,400–$2,200 fully done — and lasts 5–10x longer.
When DIY Makes Sense
Small workshop floors, rental properties you're flipping, or short-term applications where you only need 1–3 years of life. For a home you plan to live in, the professional install pays for itself in longevity and resale value.
Why DIY Floors Fail
The three biggest failure modes for DIY epoxy: 1) insufficient prep (acid etch instead of diamond grinding), 2) moisture in the slab not detected before coating, and 3) topcoat that ambers or peels under UV. All three are solved by professional installation.
Resale Impact
A peeling DIY epoxy floor actively hurts resale — it signals deferred maintenance and forces buyers to budget for removal and replacement. A professional epoxy floor is a documented upgrade that real estate agents call out in listings.
Our Verdict
Professional install wins for any home you plan to keep. DIY only makes sense for short-term or rental applications.
